Tour at One Menerung, Bangsar @ Oct15, 2010 ~ Updated Sale Progress


Attended a Property Tour @ One Menerung, Bangsar, on Friday. It's my ever first time doing such tour. An I'm impressed by .... tell you later.

Yup, they are peas, served as part of the snacks, very fresh & juicy (Frankly speaking, these were found scattering & surrounding the bowl of nuts served, they might be just some decorative stuffs, huhu.



As expected and true enough, delays happens before the tour began. Late by more than 1/2 hrs, catered with some intro of on the developer's background plus her existing & on-going projects.

I was with the Black group, headed by a 'tour guide'... and of course, those in the group are from realtors like me. I was deliberately asking consent to snap photos from a staff in the group. She answered "Yup, I think you may.." reluctantly.

Before I realized it, people in the group had had their cameras & handphones on their hands, ready for photographing ... By the time we strode out, the sky is already fallen mill dark.





We were shown into a partly furnished units at Tower A, where you'll find the smallest size condo unit from this project. There are altogether 6blocks , 3 high rise condos, and the rest are of bungalows and huge double storey link houses.


The above is sized at 3013sf ! Comes with 3+1 bedrooms.

Updates & Comments:

Each condo unit comes with 3covered carparks. BRDB is offering 2 additional parking lot for this while (not sure how long is the offers will last till) !! Imagine having 5 covered carparks dwelling this prestigious location in Bangsar enclave. This is something inspiring compare to the normal 2~3 parking unit for condos. If you take the bungalow units, of course you have the privilege of having the same amount of 5covered carparks, dear...

Awesome architecture, but again, it is not as greenery as what you found from the artistic impression found inside the ads. The extra points for occupants is that this premise is a neigbourhood to Bangsar Shooping Center, just a few steps out from the entrance, where you drive-in thru from the main road of Jalan Maarof.

I was expecting for more outdoors area such as garden, koi pond, jogging path, lakes surrounding the condos, but alas, I dont find that.

But despite of the fill-ups of almost zero space for further development at Bangsar, Bandar Raya Development (BRDB) have managed to get an 8-acre land to build one of the most luxurious and impressive condominiums in the area.

And I said I were impressed by something in my very 1st paragraph. Guess what ?The last transacted price on her bungalow unit (some called it Townhouse unit) was at a whooping RM6.9mill , for a size of 8k ++ and even more astonishingly heard by me was, according to the sale & admin dept, only one (and the only one) out of the few ten units available unit were taken !!! And, the only left unit is actually tenanted !

By the way, the biggest size of these bungalow unit is 10,291sf, current developer price apparently is selling at RM1100/sf. Hope I didnt hear it wrongly.... And, please punch on your own, your calculator, how much you need to pay per month, with Maintenance fees charged at 45cents per square foot.

四年岁月。。仍然觉得寂寞


四年的打拼了。

偶尔在这样的夜晚。。孤独的感觉抱围着我。

我分别得到,孤独和寂寞是有差别.



但我要让你知道。。
孤独惯了,不一定能不寂寞



所以觉得疲惫的原因,该是因为寂寞了。


这点,我要努力压抑,
这几载,我努力反抗了,盼望,有朝一日,渐渐我麻木的时候。。


就是我对付寂寞展开胜利的时候到了。不,不要觉得酸酸的。




也许,这是不同人,用着不同法子而已。。




今晚, 渴望星星们陪伴我如梦乡。

Klang Valley Top 30 Locations Searches @ August 2010

Below are the top 30 locations searched in August 2010 (from a international based property ads website for local market @ Klang Valley).

Clearly, the search results do not tally with the consensus as to where the current hot spots are. For example, Puchong and Cheras are not high up as hot spots yet raked in high search numbers. One explanation is that most people who search the Internet for properties are of the younger set who most likely could not afford expensive areas such as Bangsar and Damansara, and hence are looking at more affordable areas in Puchong and Cheras. It also explains why Bangsar ranked only 14th in the number of searches while Damansara is not even within the top 30 (it’s actually at #31 spot).










Another explanation is that there is a disproportionate number of outstation migrants coming to work in Klang Valley who prefer to stay in Puchong and Cheras areas, which are well-established townships at the fringe of KL and PJ. The areas still have lots of land that can be developed and new launches are relatively frequent there. Both areas still have lots of room for growth and the current populations there are expected to rise even further in the near future.

In comparison, Bangsar and Mont Kiara, although still having pockets of projects under construction, are smaller areas with lower population. The lower density and prime location translate into higher prices, hence attracting fewer outstation migrants.
