Sutera Damansara On Sale Project_Show Room & Sales Progress




This is a project jointly developed by Semponia Sdn Bhd and Country Wheels Sdn Bhd, both a subsidiary of OSK Proeperties, in collaboration with Permodalan Negeri Selangor Bhd.


General Specs :

Sutera Damansara is a relatively small development located just behind Damansara Damai. On one side, it borders Bandar Sri Damansara, and to the south, a river divides it from Kota Damansara. There is no access from KD, the but you either enter the area via Bandar Sri Damansara (although there is some issues with this planned connecting road) or the main entrance off the Jalan Sg. Buloh.

The land for this project is jointly developed by Permodalan Negeri Selangor Bhd and OSK Property Holdings Bhd, and is made up of two separate plots of land. Together they form a rather sizable site, and the pilot phase launched now is called Sutera Ria, which are 22′ x 75′ linkhomes. Future phases will include semi-D and mega-link homes (”mega link”?), and also low to medium cost apartments. There is also a planned commercial area with shops and offices.

My Comment:

Inner from Damansara Damai, where numerous medium to low cost apartments & condo located, such as ParkView, Saujana etc.. The plus sign, at least for the moment is that the area is backing up by a hill (Kota Damansara-Bandar Sri Damansara-Damansara Perdana share with, i.e. Bukit Lanjan).

All phrase 1 Ria Damansara 2 storey terrance houses were fully taken. You gotta wait for the next phrase, which will be developed next to the right of the Semi-Dees units (Floria~ 2sty SD & Gloria~ 2.5sty SD). I was there promoting the mortgage plans for the walk-in purchasers,was informed that the Phrase 2 terrrace houses prices is quotted at RM508k for intermediate unit & whopping RM808k for endlot and lastly RM9xxk for a corner unit !!!

Whether this worth a buy for both own-occupancy or your investment purpose, you figure it our yourself. Public sees that as suitable for the former intention. What says you ? Do we have forgotten what happened to Kota Damansara just 1 decade ago, where nobody in favour to purchase units there (we were having a perception that any properties area bearing the character of "Damansara" provides a promising branding in the future) ?? Of course I do agree that Sutera seems to have much smaller area for its further development.
